Principal Profiles

Kathleen L. Sain, Esq.

For over twenty years Kathy has been working with developers, contractors, landowners and end users as an advisor from both the development and legal standpoint. In doing so, she has helped to develop small and large scale retail, office, hospitality, resort, and multi-use land projects for clients of Sain Development. She has worked with individuals from a purely advisory capacity, and also taken a ‘quarterback’ role as their developer working from ground zero, acquiring land, coordinating with the municipalities and regulatory agencies, and obtaining land use permits, engineering permits and entitlements required for projects. Not only does Sain Development handle projects for others, but Kathy has firsthand experience developing projects for herself, handling everything from legal, financing, title, and the entitlement process, to coordinating with general contractors and engineers to take the project through completion. Kathy’s understanding from the various perspectives, in addition to firsthand experience going through the process herself, gives her a unique and practical understanding of the entire process and project from conception to completion. This experience gives her an advantage over other developers or advisors in trouble shooting red flags and issues early on so that the best decisions can be made to insure the success of a project.

Sain Development will lay out the most efficient and beneficial structure for the project and owners, from ownership, legal, business, tax and financial standpoints. We can help you put together the most logical yet creative structure for your project. We pride ourselves in transparency and openness through all processes, and understand that if the project doesn’t make sense for our clients at the end of the day, it’s better to know that up front. Through our project prequalification process, we will help you determine the viability of your project, costs involved, and whether it makes business sense to run full steam ahead. We strive to be an invaluable team member and will be in the trenches with you through the process to make it as efficient and smooth as possible.

Kathy grew up in Cleveland Ohio, and graduated from Valparaiso University in 1993, thereafter getting her J.D. from Cleveland Marshall / Cleveland State University in 1996. Kathy is a licensed attorney in both Ohio and Pennsylvania, and currently resides in Marshall Township, Pennsylvania.

Ana Chavez

Ana is our office and business manager. She is a seasoned professional and has extensive and wide-ranging experience. Ana is driven, energetic and efficient, and loves working with people. She is able to tailor her skills in order to handle the organization and management of all three companies and also meet the individual needs of each of our clients.

Prior to working at Sain Law, Ana worked as a manager for a local family owned business, juggling both the administrative and hands on aspects of the business. Currently, she is enrolled in several business courses to further her education in order to contribute to the success and growth of Sain Development and its team.

Ana is an active member of her church and enjoys giving back to the community through volunteer work. She has a large passion for animals. Presently, Ana has 3 cats, 2 dogs, and a bird. In her free time, Ana loves to spend time with her amazing family and her beautiful daughter, Adriana.
